The home inspectors at House Exam Inspection inspect all types and ages of houses — from brand-new to vintage Victorian.
Home buyers appreciate us, because we help them gain enough information about that home to make an informed decision to buy or not to buy. We’ll look it over top to bottom, up and down, inside-out. We’ll tell you about it in ways you can understand and we’ll give you an on-site report so you can use it to your advantage.
Home sellers appreciate us, because we let them know where the surprises are – the ones they didn’t know about – the ones that might delay or even stop the sale. They can have the items repaired, or price the home more reasonably for QUICK SALE.
Termite Inspections
Wood Destroying Insect Inspections are another inspection service we provide. Licensed by the Texas Structural Pest Control Service (TPCL #0598337), we provide the convenience of scheduling the home inspection and the “Termite” inspection at the same time. We keep the cost down that way.
New Construction
We do Phase Inspections for new home construction. Ideally, we do three inspections during the construction of the home. Phase One: We inspect the conditions before the concrete is poured covering up problems. Phase Two: We inspect the framing and stub-in for plumbing, electrical, and mechanical before they put the insulation and drywall in. Phase Three: We inspect the final product, before you sign the final papers.
End-of-Warranty Inspections
Home builders are required to warrant their new homes for a full year after purchase. They are also required to provide repairs for mistakes their crews made during construction. House Exam Inspection pioneered the “End-of-Warranty” inspection for North Texas home owners in 2005. Since then, we have helped hundreds of new home owners by providing either summary or detailed lists of deficiencies, so they could present their requests to their builders. Most of the time, builders cooperate and comply with these requests. A small few have had to go to court. If you had to go to court, our report would be a tool in your defense.
Infrared/Thermal Scan of the Structure
By using the infrared imaging camera we have located problems like: missing or wet insulation, plumbing leaks (even leaks inside walls), air leakage in attics and around windows and doors, as well as overheated electrical wiring and devices. This service is available upon request and can provide an extra measure of confidence to home buyers and home owners.
Pool and Spa Inspections
If a pool is to your liking in a new or existing home purchase, it’s a really good idea to have a Certified Pool Operator check the pool and its equipment before you buy. Owning a pool can be a terrifically enjoyable experience, but it can also be very expensive if routine maintenance has been neglected. So-called “pool services” tend to make it pretty, but often overlook or ignore the more costly repairs and upkeep necessary for proper, economical and safe operation.
Our House Exam Inspectors will look at the pool shell, the deck and other areas surrounding the pool. We’ll inspect the equipment for safe and proper operation and we’ll make sure the electrical components are up-to-date and safely installed. We’ll tell you about pool safety and child safety features that are recommended. We’re proud to say that the Pool Inspection is one of the premier add-on inspections we provide. AND we charge less than half what some pool inspectors charge.
End-of-Warranty Inspection (Otherwise known as “Builders Warranty”)
The builder should pay for what his crews messed up! Right? Let us do an End-of-Warranty Inspection near the end of the one-year warranty period to provide new home owners with a list of problems which they can give to the builder and/or warranty company BEFORE THE WARRANTY EXPIRES. In Texas, the builder is responsible to warrant the materials and workmanship for the first year, but many builders have turned this responsibility over to thrid-party warranty companies. That’s OK for appliances and such, but if there are serious issues in construction, the builder needs to pay to have those fixed. We’ve found some pretty expensive issues.
